Turn-around

I got an email from a guy saying he would give me financial backing if I opened despite the economy. I just couldn't pass that one up, so I called my agent who is at least still talking to me and we started again. He put out a broadcast for restaurants and I had him contact the brokers for my favorite building. I know, you won't remember that one but it was newly rebuilt and has green tile with wood trim windows. Amazingly that building was still available and they had dropped the lease rate to something I could afford. Even better, the owner had defaulted and so now the bank owned it and they didn't have an issue raising the TI money. In the mean time the financial guy backed out but I figured I may as well keep going. By the time the building is built out it will probably be July/August and I will be poised to catch the economic recovery. I just signed the lease and am meeting with the space planner on Tuesday. I'm walking into territory that I haven't been before and I'm feeling a little lost because I'm used to having my agent helping me. I'm sure he still will but in reality it would have to be volunteered time.

I'm glad I made the decision to get back into this. It has been sad not chasing a lead all the time. Oh, and then a woman called and said she wants to lease one of the kitchens for 11 hours a day, M-F. My lease is mostly covered with that number of hours. Maybe, just maybe this will all work out.
