How can you make vanilla or any extract/essence without using alcohol?

I get these great vanilla pods from an incredible source from Belgium because I work in a chocolate factory. I was experimenting with making some extract but I don't want to use alcohol. How else can I use these great vanilla pods to make vanilla extract and/or essence?

make a vanilla simple syrup. Microwave the beans or steam them just enough to liquefy the seeds then squeeze them into the syrup. The strength of the syrup is up to you.

Just a couple more questions:

 

What do you think is a good ratio of water : sugar : vanilla bean? I want it to have the potency of an actual extract.

What temp do you think I should take the simple syrup to so it can have a consistency I can work with?

Do I just squeeze the seed once its liquified or should I use the whole bean?

Take some vanilla pods split them and put them in a container of granulated sugar for a few weeks and you have vanilla sugar which you can use . Keep in mind the alcohol present in a lot of extract helps preserve  the flavor in the bottle.

a basic 50/50 ratio is fine, once hot you cut off one end and the seeds should pour out like liquid. I would make the stuff as intense as possible because... I just love potency HA! as well as it may alter very small/exact recipes (macarons for example) if it isn't potent enough.
