ANY COST ANALYSIS ON WHAT IS NEEDED FOR A COMMERCIAL KITCHEN TO RENT OUT

I became aware of the need for a Commercial Kitchen people can rent out in our area as my niece is a Chef and there is just nothing available.  My background is definitely not in this area, and I wonder if anyone has an analysis they have done that I could use to get an idea whether this is something I should pursue.  We are going to be selling a rental and would have the cash for this endeavor, but I have no idea whether it would bring back a decent return, what the initial cash outlay will be, what the operating costs are, equipment purchase, etc.   I just need a direction to go into and want to know the pitfalls.  I'm in the initial stages of looking into this, so any advice you might have would be appreciated to either encourage or discourage me.    I do have some people with restaurant experience that could help me manage it.  Just would like to know any details and whether you would do it again for those who have done it in the past.  Tks.

If your niece is a chef, she can give you a rough idea.

She has no experience setting up a Commercial Kitchen.
